• Full screening of prospective Tenants Application process includes employment/income verification, references, past rental history, and credit check and interview of all adults renting property. • Water Deposit If your home has city water, the tenant is required to pay a township water deposit. The deposit and a notarized affidavit are taken to the township stating that the property is rented. The affidavit takes the responsibility of any unpaid water bill off the owner. • DTE 3rd Party Notification Tenants are required to sign a 3rd party notification with DTE Gas. If the tenant receives a shut-off notice, my office is aware of the pending shut-off. • Rental Inspections All rental homes are periodically inspected to be sure Tenants are maintaining the home. • Repairs I work with several “handymen” type people, and larger companies such as Goyette Mechanical (plumbing), Lamrock (electric, heating & cooling) etc. Owners are asked to keep a minimum of $200 at our office in an escrow repair fund so we are able to efficiently handle repairs. • Turn-over All tenants are given an Inventory Checklist upon move-in. Homes are thoroughly inspected upon move out and tenants will be charged for any damage and/or cleaning expenses. • Banking Deposits The State Wide office will collect rents. We are able to electronically transfer net checks to owners accounts. If preferred, checks can also be mailed. |
